Greenfield ground-mount
Working farmland or pasture leased from the landowner. Fixed-tilt or single-axis tracker. The most common community solar configuration in open markets.
Best fit when
- 10–40 acres flat to gently sloping
- Within 1 mile of three-phase distribution
- Cooperative landowner + lease term
Brownfield & landfill
Closed landfills, capped industrial sites, and brownfields. Higher engineering + ballasted-racking complexity, but unlocks otherwise unusable parcels and earns environmental adders in many states.
Best fit when
- Capped landfill / brownfield with closure plan
- Site control with municipality or owner
- Eligible for environmental-justice or LMI adders
Agrivoltaic / dual-use
Solar arrays designed to coexist with active agriculture - pollinator habitat, sheep grazing, or specialty crops underneath. Wins community support, qualifies for dual-use program adders in MA, NJ, ME, and others.
Best fit when
- Active or transitioning farmland
- Landowner wants to keep ag use
- Program offers agrivoltaic adder
School, municipal, & nonprofit
School-district carports, municipal facilities, and nonprofit campuses. Often paired with anchor offtake to the host plus subscriber pool for the surplus. Excellent local PR.
Best fit when
- Public or nonprofit host with parking lot or open land
- Capacity to be the anchor offtaker
- Procurement willing to use PPA or community subscription
Large commercial rooftop
Distribution centers, big-box retail, and industrial rooftops large enough to host a community solar array. Requires structural review and a willing rooftop host with long-term lease.
Best fit when
- 100,000+ sq ft of structurally sound roof
- Roof age <10 years or willing to re-roof
- Host willing to sign 20-year roof lease
Hybrid solar + storage
Community solar paired with battery storage to participate in capacity, demand-response, or VPP markets. Higher revenue stack, especially in NY, MA, and CA.
Best fit when
- Market with capacity / DR / VPP revenue
- Project is in interconnection queue with storage
- Sponsor wants stacked revenue
